Wellen Park, Florida Climbs to No. 3 Among America’s Best-Selling Master-Planned Communities
Wellen Park’s rapid growth has placed the Venice-area development among the three best-selling master-planned communities in the United States.
The community recorded 727 new-home sales during the first six months of 2026, earning the No. 3 position in RCLCO Real Estate Consulting’s latest national rankings. That represents a 37% increase over the same period in 2025 and moves Wellen Park up from its No. 8 year-end ranking.
Only two Florida communities finished ahead of Wellen Park. The Villages remained No. 1 with an estimated 1,800 sales, while Lakewood Ranch ranked second with 1,064. Babcock Ranch in Punta Gorda followed Wellen Park at No. 4 with 659 sales.
The results give Southwest Florida three of the country’s four top-selling master-planned communities and reinforce Florida’s continuing influence on the national housing market. Florida communities accounted for approximately 44% of all sales among the developments included in RCLCO’s Top 50.
Growth stands out in a difficult housing market
Wellen Park’s 37% sales increase is particularly notable because it occurred while the broader housing industry faced elevated mortgage rates, affordability concerns and cautious consumer sentiment.
Collectively, the 50 communities in RCLCO’s report registered a 2.9% year-over-year sales increase during the first half of 2026. By comparison, U.S. Census Bureau estimates showed nationwide sales of new single-family homes in June were 5.6% below the June 2025 level.
The federal report placed June’s seasonally adjusted annual sales rate at 628,000 homes. It also estimated that 485,000 new houses remained for sale at the end of the month—enough to provide a 9.3-month supply at the current sales pace.
Those figures suggest buyers have more choices and can afford to be selective. Communities offering established amenities, varied housing options and access to daily services may therefore have an advantage over conventional subdivisions.
“Buyers are being thoughtful about where they invest, particularly in today’s market,” Wellen Park President Rick Severance said. “Wellen Park offers value beyond the home itself, with established amenities, diverse neighborhoods and a long-term vision that gives residents confidence in the community’s future.”
New neighborhoods broaden the market
A major factor behind Wellen Park’s performance is the variety of housing available across the development. Buyers can choose among condominiums, townhomes, paired villas, coach homes and single-family residences, along with semi-custom and custom luxury homes.
That mix allows Wellen Park to appeal to families, seasonal residents, retirees, active adults and buyers seeking a lower-maintenance lifestyle.
Brightmore, developed by Mattamy Homes, is Wellen Park’s first neighborhood created specifically for residents 55 and older. Plans call for 649 single-family homes and paired villas, supported by resort-style recreational and social amenities.
Palmera expands the selection with homes from five national and regional builders. Westlake, one of the community’s newest additions, is planned as a gated neighborhood with 156 custom and semi-custom homesites across from Downtown Wellen. The first homes in Westlake are expected to be delivered in 2027.
Other neighborhoods offer everything from entry-level townhomes to large estate residences, helping the community reach buyers at different price points and stages of life.

More than home sales
Wellen Park’s continued investment in public spaces and community infrastructure is another part of its growth story.
More than 40 miles of trails and pathways connect neighborhoods with parks, lakes, preserves and recreational areas. In May, the community announced the opening of three additional nature trails, expanding opportunities for walking, cycling and enjoying the outdoors.
Downtown Wellen has developed into a regional dining, shopping and entertainment destination centered around an 80-acre lake. Its restaurants, retail businesses, outdoor events and gathering areas serve residents while also drawing visitors from surrounding communities.
A fully leased 44,000-square-foot second phase is bringing additional restaurants, shops and services to the downtown district. Healthcare facilities, schools and other commercial development are also expanding within and near Wellen Park.
At full buildout, Wellen Park is planned to include approximately 22,500 homes and more than 50,000 residents. The community currently reports a population of about 10,000.
What the ranking measures
RCLCO has studied the country’s top-selling master-planned communities since 1994. Its rankings are based on the number of new-home contracts reported by each development after cancellations are deducted.
The rankings measure sales activity—not resident satisfaction, construction quality, affordability or overall community value. Still, they provide a widely followed indication of where new-home demand is strongest.
For Wellen Park, moving from No. 8 at the end of 2025 to No. 3 at midyear represents one of the most significant gains among the country’s largest master-planned communities.
