A Professional’s View of the Real Estate Market In Sarasota County
If you are a homeowner looking to get out of Florida, or someone looking to purchase a first or second home, you know that timing is everything. You have to reconcile the personal needs of your family and job with finding the right home and securing financing that makes sense. If you are selling, how you present your home and considering how saturated the market is with other listings in the area can be make or break decisions. It is a daunting task and one that can be fraught with stress and anxiety. We decided to enlist a licensed professional to give us an insider’s view of the real estate market in Sarasota County. Thank you, Jake Reich, real estate agent with RE/MAX Alliance Group for providing insight to our readers.
Please tell us what the market looks like in and around Sarasota, and how long homes are on the market before being sold.
The real estate markets in North Port, Venice, and Sarasota are showing distinct trends. In North Port, the market is cooling, with a median home price around$370,000and homes spending 88 dayson the market, a significant increase from 47 days the previous year. signaling a slower pace and more inventory for buyers, with less buyer urgency.
Venice remains steady, with homes selling in 70-75 days. This is slightly faster than North Port’s 88 days but slower than Sarasota’s 65 days. The timing reflects Venice’s balanced demand, with its appeal to retirees and families seeking coastal charm and new developments. Compared to North Port, Venice sees quicker sales due to higher demand. Sarasota remains the most competitive market in the area, with a median listing price of $604,800 and homes typically selling in 65 days. This reflects a more balanced and stable market compared to North Port’s slower pace. The difference indicates stronger demand and higher competition in Sarasota, particularly in its luxury and waterfront segments, while North Port offers more negotiation opportunities for buyers due to longer market times.

Do you predict any trend changes for 2025 with regards to sales?
In 2025, I predict North Port to remain attractive for first-time buyers and retirees due to its affordability. With increasing inventory and longer market times, prices could stabilize further, while demand for new construction in budget-friendly communities could rise as interest rates normalize. Venice could see slightly higher growth, driven by its coastal appeal and developments like Wellen Park. Retirees and families will continue to favor the area, with higher-end homes gaining traction as new projects progress. Sarasota is predicted to maintain a balanced market, with sustained demand for luxury homes and waterfront properties. As inventory improves, price growth may moderate, but the city’s cultural attractions and premium location will keep it competitive. Across all three areas, I can see a cooling but steady trend as the markets adjust to broader economic factors, with buyers becoming more selective and sales focusing on desirable, move-in-ready homes.
What types of properties are selling right now? How can a potential seller make their property stand out? Is it worth hiring a staging company?
Currently, affordable single-family homes, new construction, and properties in desirable locations like Wellen Park are selling well. Buyers favor move-in-ready homes, modern features, and energy-efficient upgrades. To make a property stand out, sellers should focus on curb appeal, neutral décor, and necessary repairs. Highlighting unique features, such as upgraded kitchens or outdoor spaces, can also attract buyers. High-quality photos and virtual tours are essential for online listings. Hiring a staging company can be worthwhile, especially for vacant or higher-priced properties. Staging creates an inviting atmosphere, helps buyers visualize the space, and can lead to quicker sales and higher offers. However, for budget-conscious sellers, simple DIY staging like decluttering and rearranging furniture can also make a significant difference.
Being more affordable, how does the North Port real estate market stack up to other comparable areas of the country?
North Port attracts budget-conscious buyers with its affordability and growing inventory, offering opportunities for first-time buyers. Nationally, North Port’s median price is below the U.S. average of $430,000, making it an affordable option. While less competitive than larger metros, it benefits from strong migration to Florida, appealing to those seeking value and growth potential in a desirable region.
